Adverse Possession in Thailand Law


Under section 1382 of the Thailand Civil and Commercial Code, adverse possession can be obtained over a property title in Thailand land law, when an individual has peacefully enjoyed the land (ten years for Thailand real estate property or five years for personal property) without the express objection of the land owner.

Possession is deemed not to be interrupted if the possessor involuntary loses the property, but recovers it within one year of the date it was lost.
